Renting in Vilnius as a foreigner

Renting an apartment in Vilnius as a foreign national is straightforward once you know what landlords expect and which parts of the process actually matter. This guide covers the documents, the money, the contract, the declaration, and the mistakes that cost people their deposits.

There is no legal restriction on foreigners renting residential property in Lithuania. You do not need a residence permit to sign a lease, and you do not need to be an EU citizen. What you need is the ability to prove who you are and that you can pay.

What renting in Vilnius costs

Prices move with season, district and condition, so treat these as orientation rather than quotes. Rent is almost always quoted excluding utilities.

Why winter utility bills surprise people

Lithuanian winters are long, and central heating is billed by consumption in most buildings. A flat that costs €90 a month in utilities in July can cost €220 in January. When you compare two apartments, ask what the winter bills were last year — a well-insulated newer building can be cheaper overall even at a higher rent.

Long-term or short-term?

Most residential leases in Vilnius are long-term — twelve months, often rolling afterwards. Short-term and serviced stays exist and are useful for the first few weeks after arrival, but they cost significantly more per month and rarely support an address declaration. If you are relocating properly, a long-term lease is what you want.

The contract — what to check before you sign

Deposit protection

The single most effective thing you can do is photograph everything on move-in day — every room, every mark, every appliance — and have both parties sign the inventory. Deposits are returned on evidence, not on argument.

Address declaration — do not skip this

Once you have a lease, you must declare your place of residence. This registration is what your residence permit, personal code, bank account, healthcare and school enrolment all depend on. It requires the property owner's cooperation, which is exactly why the declaration clause belongs in the contract rather than in a hopeful conversation afterwards. Common mistakes

  1. Paying a deposit before viewing. If someone asks you to transfer money for an apartment you have not seen and refuses a video viewing, walk away. This is the most common rental scam targeting arriving foreigners.
  2. Signing a Lithuanian-only contract. You are bound by what the document says, not by what you were told it says.
  3. No inventory report. Without photographs at move-in, any pre-existing mark becomes your problem at move-out.
  4. Assuming utilities are included. They usually are not.
  5. Leaving the declaration to chance. Some owners refuse it after signing. Get it in the contract.
  6. Renting sight-unseen from abroad without an agency. Use a video viewing at minimum.

You do not need to be in Lithuania to secure an apartment. A workable sequence looks like this: shortlist remotely, view by video, receive the lease electronically for review, sign, transfer the deposit to a verifiable account, and have utilities, internet and keys arranged for your arrival date. Done properly, you move in the day you land.

Can a foreigner rent an apartment in Vilnius without a residence permit?

Yes. There is no requirement to hold a residence permit in order to sign a residential lease in Lithuania. Landlords will normally ask for a passport, proof of income or employment, and a deposit. A residence permit becomes relevant afterwards, when you declare your address.

How much deposit is normal in Vilnius?

One month's rent is standard. Two months is common for furnished apartments, higher-value properties, or where the tenant cannot show local income. The deposit terms and the exact conditions for its return should be written into the lease.

Are rental contracts in Vilnius available in English?

Not automatically. Many private landlords use Lithuanian-only contracts. You are entitled to ask for a bilingual agreement, and you should never sign a document you cannot read. Frega prepares every lease in both English and Lithuanian.

Do I need a Lithuanian bank account to rent?

Not strictly. Many landlords accept transfers from an EU account, and EMIs such as Revolut or Wise are widely used. A local account is still worth opening once you are settled, as some utility providers and agencies prefer it.

What happens to my deposit at the end of the tenancy?

It should be returned after the final inspection, less any agreed deductions for damage beyond normal wear. This is where a photographed inventory signed at move-in decides the outcome. Without one, disputes come down to memory.

Can I rent an apartment in Vilnius before arriving in Lithuania?

Yes. Video viewings, electronic signing and remote deposit transfer are all normal. The key protections are dealing with a verifiable party, never paying for a property nobody has shown you, and having the lease reviewed before signature.
