Off-market sourcing, evidenced due diligence, remote completion and full management — for investors building European exposure from abroad.
Vilnius is one of the smaller capitals in the European Union, and that is precisely the argument. Entry prices remain well below Western European capitals, the rental market is supported by a young, growing professional population and a large international student base, and the country sits inside the EU, the euro and NATO. For an investor building a European portfolio, it is a serious market that is still early.
Frega advises international buyers who want exposure to that market without moving to it. We do the ground work here so that you can make decisions from anywhere.
We will not promise a yield we cannot evidence, present a property we would not buy ourselves, or let a client sign anything they have not read in their own language. If a deal does not work, we say so — even when saying so costs us the commission. That standard is the entire reason clients send us their friends.
Yes. Citizens of the EU, EEA and OECD member states may purchase residential and commercial property in Lithuania on the same terms as Lithuanian nationals. Buyers from outside those groups can generally acquire property through a Lithuanian company. Restrictions mainly concern agricultural and forestry land, not city apartments or commercial premises.
Alongside the purchase price, buyers should budget for notary fees, registration with the Centre of Registers, legal review and agency commission. Annual property tax may apply depending on the total value of property held. Frega provides a written cost breakdown before any offer is made.
Property ownership alone does not grant a residence permit in Lithuania. Residence permits are granted on grounds such as employment, business activity, family or studies. Frega works alongside immigration lawyers when a client's plans involve both property and relocation, and we will always tell you plainly what property can and cannot achieve.
Yes. Purchases can be completed through a notarised power of attorney, with video viewings, a full condition and legal report, and remote signing. Many of our international clients complete their first acquisition before ever visiting the property.
Yes. Most of our investor clients hand the asset straight to our management desk — tenant sourcing and screening, contracts, declarations, maintenance, and quarterly reporting on income and occupancy.
Send us your objective and budget. You will receive a written market view and a shortlist — before any commitment.
